Services and Fees Site Plans

We can provide a site plan to help in determining the scale of the house on the property.

The site plan is drawn to show the home's location on the property in plan view (looking down

on the property).

A site plan should show property lines, easements, setbacks, and lot coverage.

A house is only allowed to cover a pre-determined amount of your lot. If your house exceeds

the maximum lot coverage determined by the city you will have to apply for minor variance, or

reduce the size of the house to fit the maximum amount allowed on your specific lot.

Most common mistake made in buying house plans, is that the house is too wide for the lot.

Easements and by-laws affect the allowable width for a building on any lot.

Country lots may not be affected as much as city lots, but site conditions may affect house

width and location.
