We can provide a site plan to help in determining the placement of the house on the property.

This is useful for obtaining a building permit and for construction.

The site plan is drawn to show the home's location on the property in plan view.

A site plan should show property lines, easements, setbacks, all buildings outlines, and indicate % lot coverage for all buildings.

A house is only allowed to cover a pre-determined % amount of your lot.

If your house exceeds the maximum % lot coverage, as stated in by-laws and zoning, then you will
have to apply for minor variance, or reduce the size of the house to fit the maximum % amount
allowed on your specific lot.

Most common mistake made in buying house plans, is that the house is too wide for the lot.

Easements and by-laws affect the allowable width and maximum % lot coverage for a building on any lot.

Country lots are not affected as much as city lots, but site conditions may affect house
width and location.
